What Success Looks Like – Quick Case Study:
A client wanted to purchase a huge industrial building with a national tenant in place. A total of seven offers were submitted to the seller and four were cash offers way over the asking price. A long escrow was a deal breaker to the seller. Thirty days, which was next to impossible to achieve, was the seller’s strict condition.
Keep in mind that at the height of the pandemic, the fastest way to be approved by a lender was 90 days.
I needed to win for my client so I chose the best lender out of the three, who can do the impossible task to close escrow in 30 days. It was the most difficult transaction I had to deal with as I worked literally for 30 days nonstop, including weekends, to make it happen. We closed escrow in 30 days – not to mention that we were not the highest offer.
